Urbit MCP — Terms of Service

These Terms of Service (“Terms”) govern access to and use of the Urbit MCP server, the Urbit API and related services (the “Service”) provided by URBIT SERVIÇOS DE INFORMÁTICA LTDA, a Brazilian limited liability company registered under CNPJ 31.687.326/0001-62, with registered office at Av. Paulista, 509 – Sala 1513, Bela Vista, São Paulo – SP, Brazil, and commercial office at WT Morumbi, 7th floor, Av. das Nações Unidas, 14261 – Vila Gertrudes / Chácara Santo Antônio (Zona Sul), São Paulo – SP, 04794-000, Brazil (“Urbit”, “we”, “us”).

1. Acceptance of these Terms

By creating an account, connecting the Urbit MCP server to an AI assistant or client application, or sending any request to the Service, you (“User”, “you”) agree to be bound by these Terms and by our Privacy Policy. If you use the Service on behalf of a company or other legal entity, you represent that you have authority to bind that entity, and “you” refers to that entity. If you do not agree to these Terms, do not use the Service.

3. The Service

Urbit provides geographic intelligence data for real estate market studies and urban diagnostics, currently focused on the city of São Paulo, Brazil, delivered through the MCP server and the Urbit API. The Service returns data compiled from public sources (including municipal, state and federal government datasets), licensed third-party sources and Urbit’s own processing, models and estimates. The catalogue of available services, their coverage and their prices may change over time as described in these Terms.

The Service is a business tool intended for professional use in real estate analysis, urban planning, consulting and related activities. Urbit does not provide legal, engineering, appraisal or investment advice; Content is informational and must be independently verified before being relied upon for any decision.

4. Accounts and eligibility

You must be at least 18 years old and capable of entering into a binding contract to use the Service. You are responsible for keeping your credentials (including API keys and MCP connection tokens) confidential, for all activity that occurs under your account, and for promptly notifying Urbit of any unauthorized use. Urbit may refuse, suspend or close accounts that violate these Terms or that present a security, fraud or legal risk.

5. Credits, pricing and payment

5.1 Credit-based usage. Use of the Service is metered in Credits. Each Request to a data service consumes a unit cost in Credits, which is deducted from your balance at the time the Request is processed. Requests that fail because of an error on Urbit’s side are not charged.

5.2 Free welcome credits. Every new User receives a free allocation of Credits on account creation, for unrestricted evaluation of the MCP server. Welcome credits have no cash value, cannot be transferred or refunded, and may be subject to an expiry period announced at the time of grant. Urbit may change the welcome allocation for new accounts at any time; changes do not affect credits already granted.

5.3 Price list. The current unit cost of every service is published through the Service itself, via the get-precos-servicos-api-mcp tool (or the equivalent API endpoint), which you may call at any time free of charge. That price list is the authoritative reference for what each Request costs. Urbit may add, remove or re-price services; a new price takes effect for Requests made after it is published in the price list. Credits already purchased keep their face value.

5.4 Administrative services are free. Calls to administrative services, including consulting the price list, checking your credit balance or usage, and managing your account, consume no Credits.

5.5 Purchasing credits. Additional Credits and subscription plans may be purchased through the channels indicated by Urbit. Prices are expressed in Brazilian reais (BRL) unless otherwise stated and exclude applicable taxes. Purchased Credits are non-refundable except where required by applicable law or expressly stated in your plan. Urbit may suspend data services when your balance reaches zero until it is replenished.

5.6 Usage records. Urbit’s records of Requests and Credit consumption are the basis for billing. You may request a statement of your usage; disputes must be raised within 30 days of the charge in question.

Urbit may apply rate limits and fair-use thresholds to protect the Service and may suspend access that violates this Section.

7. Data, confidentiality and taxpayer information

7.1 No confidential taxpayer data. The Service does not return any confidential or protected taxpayer information. Data derived from municipal cadastral, fiscal or property-transfer records is delivered only in the form made publicly available by the competent authorities or in aggregated, de-identified form. The Service does not disclose the identity, personal data, tax situation or financial details of any individual taxpayer.

7.2 Nature of the Content. Content is compiled from public and licensed sources and from Urbit’s own models (including automated valuation, indexes and statistical estimates). Public sources may contain errors, omissions or delays that Urbit does not control. Model outputs are estimates, not appraisals or official records.

7.3 Your data. You retain all rights to the inputs you send to the Service (such as addresses, coordinates and query parameters). You grant Urbit a limited license to process those inputs to deliver the Service, secure it, meter usage and improve it, as described in the Privacy Policy.

7.4 Use through AI assistants. When you access the Service through an AI assistant or third-party client (for example, via an MCP connector), that client is operated by its own provider under its own terms and privacy policy. Urbit is not responsible for how such clients store, display, transform or share Content or your inputs.

8. Intellectual property and license to Content

The Service, its software, documentation, databases, models, indexes, trademarks and the selection, arrangement and enrichment of Content are owned by Urbit or its licensors and are protected by Brazilian and international intellectual property law, including Law 9.610/1998 (Copyright) and Law 9.609/1998 (Software).

Subject to these Terms and payment of applicable Credits, Urbit grants you a non-exclusive, non-transferable, revocable license to use Content returned to you for your internal business purposes and to incorporate it in reports, analyses and deliverables you prepare, provided that you (a) do not redistribute Content as a standalone dataset or competing service, (b) keep any source attributions returned by the Service, and (c) attribute Urbit as the source where Content is reproduced publicly. All rights not expressly granted are reserved.

9. Availability and changes to the Service

Urbit will use commercially reasonable efforts to keep the Service available, but does not guarantee uninterrupted or error-free operation. Urbit may modify, add, deprecate or discontinue services, endpoints, tools, response formats or coverage areas, and will make reasonable efforts to announce material changes in advance through the Service, documentation or the contact channels on your account. Beta, preview or trial features are provided without any availability commitment.

10. Disclaimer of warranties

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE SERVICE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, TIMELINESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE OR NON-INFRINGEMENT. YOU ARE SOLELY RESPONSIBLE FOR VERIFYING CONTENT BEFORE RELYING ON IT AND FOR ANY DECISION, TRANSACTION, INVESTMENT OR PROJECT BASED ON IT.

11. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, URBIT AND ITS PARTNERS, OFFICERS, EMPLOYEES AND SUPPLIERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST REVENUE, LOST DATA OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATED TO THE SERVICE OR THESE TERMS. URBIT’S TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS SHALL NOT EXCEED THE AMOUNTS YOU PAID TO URBIT FOR THE SERVICE IN THE TWELVE (12) MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM. Nothing in these Terms excludes liability that cannot be excluded under applicable law, including mandatory provisions of the Brazilian Civil Code and, where applicable, the Consumer Defense Code (Law 8.078/1990).

12. Indemnification

You agree to indemnify and hold Urbit harmless from any claims, losses, liabilities and expenses (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Service or Content, or your violation of any law or third-party right.

13. Suspension and termination

You may stop using the Service and close your account at any time by contacting Customer Support. Urbit may suspend or terminate your access, with notice where practicable, if you breach these Terms, fail to pay amounts due, present a security or legal risk, or if Urbit discontinues the Service. On termination, your right to use the Service ends immediately, unused welcome credits are forfeited, and purchased Credits are handled according to Section 5.5 and applicable law. Sections 7, 8, 10, 11, 12, 14 and 15 survive termination.

14. Governing law and dispute resolution

These Terms are governed by the laws of the Federative Republic of Brazil. The parties elect the courts of the Judicial District of São Paulo, State of São Paulo, to resolve any dispute arising from these Terms, waiving any other venue, however privileged, without prejudice to mandatory consumer-protection venue rules where they apply. Before filing any claim, the parties agree to attempt in good faith to resolve the dispute through Customer Support for a period of 30 days.
